Balance Sheet July 2017


The trustees are thankful for the continued support during 2016 and the first part of 2017.  Total revenue raised in 2016 was £41 753 with £23059 being raised in the first 7 months of 2017.  These funds are a great encouragement to us as we try and keep expenditure to a minimum.

Statement of Asset and Liabilities

The trustees are again thankful to report that the Charitable Company Oak Tree Homes Trust Limited has achieved a solid basis on which to build for the future.  The trustees do thank all supporters for their continued interest in our activities.

Building Costs

The building at Strawberry Hill House was commenced in Sept 2016 with a contract price of £1 965 496.  This price excludes all professional fees and the cost of the land.  The build cost unexpectedly  increased by around 12% which has caused some anxiety as the difference has to be funded to enable the build to continue and has to be reflected in the apartment selling prices.

Apartment Selling Prices

Now that the expected final cost is to hand we expect to publish the apartment prices shortly. The current prices for the apartments are being ascertained by 2 local estate agents and the final report is expected by the end of September 2017.  We do apologise for this delay but we hope our supporters understand that we have had to ensure all our liabilities and costs are fully met by the expected receipts.  The trustees remain committeed to offering the apartments at a price and rental below the market prices in the Tunbridge Wells area.
